Assuta Village: Contemporary Living with an Old North History
Assuta Village brings two layers of Tel Aviv together: a contemporary residential tower and historic buildings preserved within the same development. For someone attracted to the Old North but looking for a managed residential environment, the combination offers a different choice from a standalone apartment in a smaller building.
This is the residential Assuta complex on Jabotinsky Street in the Old North, not the hospital area in Ramat HaHayal. The contractor's project description identifies Moshe Zur Architects and a 26-storey tower, alongside renovation of preservation buildings. The local architectural record dates occupancy to 2018 and identifies the preservation work with Amnon Bar Or - Tal Gazit Architects.
A site with more than one architectural story
The retained buildings connect the development to the former Assuta site. The architectural record identifies Joseph Neufeld, working with Uriel Schiller and Israel Dicker, as the original architect of the preserved structure. The newer residential design adds another layer rather than making the site's earlier life disappear.
That contrast is worth experiencing in person. The surroundings, entrance and relationship between old and new buildings contribute to the feeling of the home. They are different considerations from the view on an upper floor, and they matter even when an apartment's interior has been fully redesigned.
An Old North base
The complex sits within an established part of Tel Aviv, where the attraction is everyday neighborhood life as much as a high-rise address. A buyer may want local errands, cafes and walks to be part of the week, rather than rely entirely on services within the development.
Check the routes that matter to you from the building entrance. Basel, the beach and the park belong to the wider Old North lifestyle, but actual walking convenience varies with the destination and personal mobility. Families should assess schools and daily routines for their needs, without assuming availability from the neighborhood's reputation.
Shared facilities, checked in the present
Electra's construction description records a swimming pool, spa, gym, storage and parking within the complex. This establishes what was built into the project, not the current access rules, fees or operating hours for a particular resident.
Ask management for the current service schedule and full charges. Clarify which facilities are available to tenants and guests, and whether there are extra payments. Confirm parking and storage for the individual unit, as well as responsibility for maintenance inside the apartment and shared areas.
Choose the specific home
A tower apartment and a residence associated with a preserved building should not be treated as the same product. Layout, outlook, access and the rules governing alterations may differ. Visit the actual property and examine daylight, privacy, noise and storage.
For any preserved part of the development, ask an appropriate professional to check the applicable requirements before planning changes. A renovated interior does not establish that every future alteration is allowed. For a purchase, the registration, rights, plans and previous alterations should be reviewed independently.
A comfortable fit, beyond the name
Assuta can appeal to people who want the Old North's established setting alongside shared building services and an architectural connection to the city's history. The ongoing budget and practical layout remain part of that choice. In a rental, establish all charges outside the rent and how repairs will be handled.
At ProperTLV, we look at the apartment and its surroundings together. The right home at Assuta is one whose history adds interest and whose present-day details support your everyday life.
