The New Center: Live Above the City Without Losing the Street
Around Hashmonaim, Carlebach and Sarona, another form of central Tel Aviv life has developed. Residential buildings and towers sit beside the city's established streets and boulevards. Your home may be on a high floor, while coffee, groceries and a familiar neighbor remain part of the world below.
We use "the New Center" to describe a residential experience, not one official neighborhood. Gindi TLV, Gindi Sarona and Basar Sarona are separate projects with their own features and arrangements. What connects the wider area is the meeting of modern homes with work, food, leisure and transport nearby.
Different projects, different daily lives
Gindi TLV is around Hashmonaim and Carlebach and includes residential towers and other apartment buildings. It is not the same project as Gindi's Sarona towers beside the historic gardens. Basar Sarona is another development again.
That distinction matters in a home search. A recognized project name does not establish what a specific building provides. Some people will prefer the connection to shops and streets around Hashmonaim; others will favor Sarona's gardens and historic setting. Walk between the areas, then consider the apartment. Homes that look close on a map may feel different in practice.
Building comfort needs a clear specification
Modern residential buildings may offer lift access, an organized entrance, protected space and parking arrangements. Some towers provide further facilities. There is no single specification for the whole area.
Verify what is private, shared, operating and separately charged. Consider how long it takes to reach the street, the route with a stroller or shopping and the total management cost. An impressive view is appealing, but a good home also needs to work on a normal morning when everyone is leaving at once.
Community in the city center
For families and couples, the opportunity may extend beyond a newer building. Repeated encounters at an entrance, garden or local shop can become part of a neighborhood routine. Gindi TLV presents community as part of its residential concept; the actual experience depends on the people and individual building.
A family may prioritize another bedroom, bicycle storage and a route to education. A couple may want a balcony, work area and evenings nearby. Check nursery and school arrangements for the address. Living in a development does not automatically provide a place or free access to every facility in its surroundings.
Gardens, food and time outside
Sarona's gardens bring high-rise surroundings together with historic buildings and open space. You can choose between coffee, meeting over food and a walk through the gardens without turning every outing into a drive.
TLV Mall and the Sarona area add shopping and leisure options. Rothschild and Ibn Gabirol connect to other parts of central Tel Aviv, but the journey varies from one building to another. Try the route with its crossings, shade and traffic rather than rely on a general claim that everything is close.
Active transport and future development are different
Transport here is not only a future promise. Carlebach already serves the Red Line light rail. NTA also presents Carlebach within the developing Green Line route. Those are separate things: a service you can assess today and future infrastructure whose status should be checked before relying on it.
There is no need to promise an opening date to understand the value of better connections. For your daily routine, test the distance to the station entrance and the journey to your destinations. Menachem Begin and surrounding roads also connect to the wider city and beyond, but traffic, work and time of day determine driving times.
Look at the street as well as the skyline
Homes, commerce, workplaces and traffic share the area. Some locations also have construction nearby. Visit at different hours and check noise, privacy, daylight and the route from parking or public transport. In a developing project, distinguish a rendering, a specification and a service already in operation.
At ProperTLV, we see possibilities for family life here as well as a central address. The best choice is not necessarily the tallest tower. It is the building and apartment that connect useful comfort with the Tel Aviv routine you want.
