Living in Tel Aviv's Old North: A Home Between the Beach and the Neighborhood Cafe

Explore life in Tel Aviv's Old North: Basel, cafes, the beach and park, different streets and the details to check before buying or renting.

Living in the Old North: City Life at a More Personal Pace

Some parts of Tel Aviv feel like places to visit. In the Old North, it is easy to picture an ordinary day: coffee near home, a walk to the beach, a familiar shop and a quieter street on the way back. Its appeal lies in having the city close without needing every moment at home to feel like a night out.

That balance is personal. A lively frontage may be exactly right for one buyer and too busy for another. The best search begins with the life you want, then moves from the neighborhood name to the street, building and apartment.

One name, several daily routines

The Old North describes a broad area west of Ibn Gabirol, between the coast and the Yarkon. Its southern boundary varies between everyday definitions. When discussing a home, a precise location is more useful than a label alone.

Basel has the feel of a neighborhood meeting place, with cafes, small shops and familiar faces. Nordau Boulevard and the streets around Sokolov and Jabotinsky offer a different setting from the more commercial sections of Dizengoff and Ben Yehuda. Farther north, the park becomes part of the picture; toward the west, the beach can become part of a regular routine.

Even on the same street, a rear-facing apartment and a home above an active business may feel quite different. Walk the immediate surroundings before deciding what the address means to you.

Coffee and food without a big plan

One pleasure of the area is being able to make a small outing out of a normal day. Around Basel, coffee can lead to a browse through the shops. Dizengoff and Ben Yehuda offer places to meet, eat and stop on the way home. The port adds another setting for food and time by the water.

For a resident, that choice is useful: a breakfast spot, somewhere to meet a friend or dinner without taking out the car. The trade-off is activity. A cafe you enjoy visiting may bring noise and people below your windows. Visit when you would normally be home, not only at the quietest time of day.

History, the park and evenings outside

The neighborhood's culture is also in its older buildings, balconies and independent businesses. Ben-Gurion House adds a connection to the history of the city and country, while the boulevard around it offers a route toward the coast.

The Yarkon Park, port and seafront make it possible to include walks, cycling or time outdoors in the week. Restaurants and bars add evening options. Quiet sleep and nearby nightlife can coexist, but the apartment's orientation and position matter as much as the distance to a favorite venue.

Who might feel at home here?

Couples, families and people working from home can find different answers in the Old North. A family may need an easy route with a stroller and a suitable school or nursery. Someone spending the day at home may value daylight and indoor quiet more than an especially fashionable corner.

Check the routes you will actually use. A neighborhood's reputation does not establish school eligibility or guarantee that every daily errand will be easy from a particular building.

Compare homes, not just addresses

An older walk-up and a newer apartment with parking and a safe room (mamad) are different homes, even if they stand close together. Compare usable space, layout, floor, condition, lifts, outdoor space and the available protected space.

For a purchase, expectations of urban renewal need property-specific legal and planning checks. For a rental, understand what is included, who handles repairs and the costs beyond rent. There is no single neighborhood price that tells the story of every apartment.

At ProperTLV, we start with the routine a home needs to support. The Old North offers many ways to live close to the beach and the city. The right one is the street, building and apartment that work for you on an ordinary day.
